We walk the entire home with you, room by room. Some things stay, some things change, some things you didn't know you could change. We talk realistic budget before any drawings.
This is the longest phase, and it should be. Layout decisions, finish palettes, cabinetry, plumbing fixtures, lighting plans, and a master selection sheet so every room ties together
Permits pulled, long-lead materials ordered, and a phased construction schedule built so the work moves through the house in the right order.
Demo, structural changes, rough mechanicals, drywall, flooring, cabinetry, tile, trim, paint, and final fixtures. A dedicated project manager keeps every trade coordinated.
We walk every room together, test every system, and close out a punch list before we hand the house back.

Whole home pricing spans the widest range of any service we offer. Three scope tiers:
Refresh: Cosmetic across the house — paint, flooring, lighting, hardware, cabinetry refacing, fixture updates. Layout stays.
Mid-Range: Selected layout changes, new kitchen and bathrooms, some mechanical updates, mid-grade finishes throughout.
Full Custom: Gut renovation, structural changes, all new systems, custom cabinetry, premium finishes, possibly an addition tied in.
The age of the home and the condition of existing systems (electrical, plumbing, HVAC) often dictate which tier is realistic.
For gut renovations, almost always. For refresh or partial-scope whole-home projects, we can often phase the work so you stay in part of the house while we work in another. We'll talk through living arrangements during the design phase.
Plan on 6 to 18 months from design start to move-back-in depending on scope. Active construction is typically 4 to 12 months.
At once, generally. You mobilize once, you order materials once, and you avoid paying for repeated demo, permits, and finish transitions over multiple years.
